August Townhouse/ Condo Market Update

This month's numbers show a noticeable slowdown in the condo and townhome market. Prices are holding relatively steady, but fewer properties are selling, homes are taking longer to move, and overall residential inventory continues to rise.

820 condos/townhomes sold in August 2026, compared with 973 last August.

- 15.72% decrease year-over-year
This is one of the strongest indicators of slowing activity. There were significantly fewer completed sales than a year ago, suggesting buyers are moving more cautiously.

The median property took 51 days to sell, compared with 47 days last month.

- Up 8.51% month-over-month
Condos and townhomes are taking longer to sell, giving buyers more time to compare properties and potentially more negotiating leverage.

The median sold price was $410,000, compared with $413,900 last August.

The important part here is that prices have not fallen dramatically despite the slowdown in sales. Values are relatively stable year-over-year, although there is some modest downward pressure.

There were 14,701 active residential listings, compared with 13,482 last August.

- This figure includes all residential property types, not just condos and townhomes.
More inventory means buyers have more choices and sellers face more competition. Combined with longer market times and fewer sales, this points toward a market that is becoming increasingly favorable to buyers.

Condo/townhome sales dropped 15.72%, median days on market increased 8.51%, and overall residential inventory climbed 9.04%. Yet the median condo/townhome price declined only 0.94%, meaning values have remained fairly resilient so far.
