August Single Family Market Update

π August 2026 Single-Family Market Overview
The August numbers show a slower and more competitive market for sellers, but home values are continuing to hold steady. Sales activity dropped considerably while homes took longer to sell and overall inventory increased.
π Homes Sold
2,305 single-family homes sold in August 2026, compared with 2,678 last August.
- Down 373 homes
- 13.93% decrease year-over-year
This is a significant decline in sales activity. Fewer homes are changing hands than a year ago, pointing to softer buyer demand despite more homes being available.
β³ Median Days on Market
The median single-family home took 43 days to sell, compared with 39 days last month.
- Increase of 4 days
- Up 10.26% month-over-month
Homes are taking longer to sell, which means sellers may need to be more patient and strategic with pricing, while buyers generally have more time to consider their options.
π° Pricing Trends
The median sold price was $577,845, compared with $575,000 last August.
- Increase of $2,845
- Up 0.49% year-over-year
- Median price per square foot: $231.77
Prices are essentially flat year-over-year, but importantly, they aren't meaningfully declining. Even with fewer sales and longer market times, the median single-family price remains slightly above last August.
π¦ Residential Inventory
There were 14,701 active residential listings, compared with 13,482 last August.
- Increase of 1,219 listings
- Up 9.04% year-over-year
- This figure includes all residential property types, not just single-family homes.
Buyers have substantially more inventory to choose from than they did a year ago. That additional competition between listings can make accurate pricing and presentation increasingly important for sellers.
π Market Review
The most important trend is the growing gap between supply and sales activity. Overall residential inventory is up 9.04%, while single-family sales are down 13.93%. At the same time, median days on market increased 10.26% from July.
Yet prices remain remarkably stable, with the median single-family sold price up 0.49% year-over-year. So this isn't currently a story of rapidly falling home values. Instead, it's a story of more choices for buyers, slower transactions, and increased competition among sellers.
For buyers, this environment can provide more selection, more time to make decisions, and potentially greater negotiating leverage. For sellers, homes can absolutely still sell, but pricing correctly from the beginning is becoming increasingly important.
Bottom Line
August 2026 shows a clear slowdown in single-family market activity: sales are down 13.93%, homes are taking 10.26% longer to sell than last month, and overall residential inventory is up 9.04% from last year. Despite those shifts, the median single-family price is still up 0.49% year-over-year, showing that home values are holding relatively steady even as the market becomes more favorable to buyers.
